Of course, adding all the premium finishes won’t increase your homes value by hundreds of thousands of dollars. Remember, your homes’ value is determined by comparable houses that are selling in your market with similar finishes. But, if your home is the most appealing, buyers will likely offer more to secure your home.

5. New Roofing

The average lifespan of a roof ranges between 25 to 50 years. If your roof is near that age, it may be worthwhile to have it inspected to ensure your roofing is in good condition. Although installing a new roof can be costly, it can attract more homebuyers to input higher offers. Average price for a roof replacement is is $6,000 to $15,000 for homeowners in Montana. If your roof is fairly new or in-between that lifespan, it’s a bonus to maintain yearly inspections.
